Our cottage offers the perfect retreat for a break on the stunning East Norfolk coast. It is a deceptively large and spacious cottage which sleeps 10 in 5 bedrooms but is marketed and priced for 8 guests to stay very comfortably (please ask for a price for 10). Fully equipped with everything you could need. Fab for multigenerational families, a couple of families or friends wanting to share their holiday AND SHARE THE COST. And of course, the cottage is just perfect for a discerning couple or small family who want that extra luxury and wonderful space as so many of our returning guests do regularly. (Sorry, strictly no groups under 25yrs & NO Hen, Stag or any other parties). Our luxury cottage is set in a fantastic, quiet position within this quaint fishing village. Just a 2 minute walk to the beautiful AONB dunes and a 5 minute walk to our glorious, dog friendly all year round beach, a great pub, tea room, restaurant and beach cafe again, ALL dog friendly and ALL serving great food. And the same short walk to our well stocked corner shop/mini mart and a great fish & chip shop. The village really does have excellent amenities and it’s just great that all of these are such a short walk from our cottage too. A light airy cottage, beautifully furnished and decorated, yet cosy and comfortable throughout, a real home from home. A lovely bright, sunny living room with a cosy log burner, 2 large comfy sofas and a 50’’ large screen SMART TV with free Netflix and Bluetooth speaker. This room leads on to a stunning, large open plan luxury living/dining/kitchen with contemporary part glass roof and glass door into the garden and a further large comfy sofa which provides the perfect space for you all to gather and is the social hub of the cottage. The kitchen is extremely well equipped with large dining table seating at least 8 with cushioned benches and 2 dining chairs, a further large comfy sofa and a breakfast bar with 4 stools and we also have 2 high chairs & a booster seat for your use too. With everything you could possibly need including Lavazza Espresso Machine (some pods provided), Bluetooth Speaker, a further 50’’ large screen SMART TV with free Netflix. Double Oven Range Style Cooker, Fridge Freezer, Dishwasher and of course a Wine Fridge. Great for small or large groups to spend their valuable downtime together in wonderful surroundings. The cottage has the benefit of a quiet, pretty, ground floor double bedroom (with a small low step down) next to our newly built and fitted luxury shower room for any guests where stairs may be difficult. Our 5 bedrooms (4 with SMART TVs and free Netflix) offer very flexible accommodation and are all furnished with a touch of luxury. The bedrooms provide a combination of 2 king sized bed rooms, a third king size bed (or can be left as 2 single beds) via zip linked beds and a bunk bed room with Stompa 3ft bunk beds on the first floor. The 5th bedroom, which is on the ground floor as above, provides a further pretty, bright and quiet double bedroom. Two of the bedrooms on the first floor (the bunk room & twin/king size bedroom) at the rear of the property lead through to each other. We also have 2 travel cots available to pre-book for free. Mattresses and sheets are provided. Please bring your own preferred choice of blanket/covers. There are 2 bathrooms in the property - both with separate shower cubicles. The first floor luxury family bathroom also provides an ensuite to the middle KS bedroom (Jack & Jill style), this bathroom also has a roll top bath, with a second bathroom door which serves the two back bedrooms (Bunk & 3rd KS/Twin)., On the ground floor there is a luxury shower room, with large walk in shower cubicle, fitted basin with vanity unit & WC. The shower room also accommodates the washing machine and tumble dryer within a built in utility area. There are 6 Flat screen HD TV's throughout the property - in the sitting room (50’’) kitchen/dining/family room (50’’) and SMART TVs in 4 of the bedrooms. All have free Netflix, Prime and other Apps are available. 4 hairdryers are also provided. The cottage benefits from lovely sunny front and rear gardens - the front has a bistro table and 2 chairs and a bench to sit in the afternoon sun with a coffee, glass of vino or beer and watch the world go by and lots of gorgeous dogs too. The rear garden is a sun trap, fully fenced and secure with outdoor dining area seating 8, nicely furnished with interesting finishes and comfy cushions, a large Gas BBQ (BBQ gas, gloves and tools are provided) and outside lighting - perfect for alfresco evenings. We also have 2 kiddies play tables each with 2 chairs making the garden great for children and a safe place for your four legged friends too. The cottage is very well equipped for babies and children providing a baby monitor, plastic cups, plates, bowls and cutlery, stair gates, 2 travel cots, 2 high chairs and a booster seat. 2 toilet seats, 2 kiddie sink steps, 2 changing mats and 2 bath safety mats (a set of everything in each bathroom). There is also a baby bath & baby shampoo/wash and towels. Lots of baby toys and books are provided too. We also have a selection of older children’s toys and family board games available too. Up to three well behaved pooches are welcomed free of charge, with their own Mud Daddy portable warm shower, doggie shampoo and doggie dryer, throws, towels, bowls and treats provided! (Please ask about bringing more dogs if they are small and well behaved too) Lots of free on street parking is available directly opposite the cottage, all along our road and throughout the village as well. Our cottage offers everything you could want in a beautifully furnished and extremely well equipped, spacious cottage for a fantastic break in a stunning, quaint, sought after location. It is also perfect for just a couple wanting the extra space, fantastic position and that touch of luxury and of course those wanting to celebrate a special birthday or anniversary. Guest access Our home is for our guests to enjoy, you will have full access and sole use of the entire property and gardens during their stay. Other things to note A dedicated lovely quiet work area with desk & chair is available in the front bedroom with views of the church over the roof tops. We also have SUPER FAST BT WiFi throughout the cottage. A lovely, quiet double ground floor bedroom (very small step down) with a all one level luxury shower room next door. We are well set up for children and babies with 2 travel cots available to book free of charge, stair gates, plug protectors, a baby monitor, baby bath, 2 high chairs, booster seat, plastic cups, plates, cutlery, toilet seats, sink steps, bath/shower safety mats, changing mats, garden play tables, and toys, books, board games and more. Up to 3 well behaved dogs stay for free (ask about more than 3 dogs if small breeds) and are also very well catered for with a mud daddy portable warm water shower (great for muddy paws or maybe when the little darlings have rolled in something ‘delightful’), doggie shampoo, a doggie dryer, dog towels, dog throws for sofas, bowls and more. Our cottage, the village and surrounding area are extremely dog friendly and dogs are welcome at so many places. We have a pretty, fully fenced, secure, sunny garden which is great for dining, sitting and alfresco evenings. There are 2 play tables and chairs for your kiddies and it’s safe and secure for dogs too. We have free on street parking right opposite the cottage, along the full length of the road and throughout the village.
