All reviews prior to 2021 are from prior look of the house with yellow/beige wall paint as seen in some of the pictures. We have all smart TVs, Netflix access is provided in the unit including many other free TV apps like YouTube, and you can login with YOUR OWN ACCOUNT to your favorite apps such as Amazon Prime, Hulu, HBO Max. Living/Dining/Kitchen - 55in 4K Smart Roku TV in the living room - Free NETFLIX access - Fast WIFI with max 100MB download speed - Sofa (converts to queen bed) and love seat - Fully equipped kitchen: electric kettle, oven toaster, rice cooker, cooking and baking pans, Mikasa flatware, cooking oil, salt, pepper, dish washing liquid. - Starter supply of coffee, tea, hot chocolate and oatmeal packets for breakfast - Keurig and K-cups starter supply. - Common full bath in the hallway. Bedrooms: - Treat yourself to comfy memory foam mattress and pillows in all the bedrooms. Master and queen bedrooms have quality 12 in memory foam mattresses (see picture description). - Ironing board, iron, hair dryer - Master has king bed and a 49in 4K Smart Roku TV, has it's own full bath with Roman tub, and a work desk. - 2nd bedroom has queen bed and 49in 4K Smart Roku TV. - 3rd bedroom has twin size bunk bed and a separate full bed (can accommodate 2 guests) with 43in Smart Roku TV. - Bunk and queen bedrooms have ceiling fan but always in high setting. It can be turned off though if too strong to your liking, and only turn on the light. Other Sleeping Arrangements: - Sofa converts to queen size bed with memory foam. - Love seat converts to full bed with memory foam. General Area: - Maytag high capacity washer and dryers in the laundry room with complimentary starter liquid soap and softener. - Table tennis in the garage for family fun. Security: - the unit is a smart home fully protected by Vivint for entry in any doors/windows, has smart smoke detector, and a security camera is included in the doorbell. - you enter the unit with a secured keypad code that will be provided to you before arrival. BEFORE BOOKING, please make sure you and your group agree to follow quiet hours between 10PM to 8AM, absolutely NO smoking (will be subject to $300 remediation), no cooking of food with strong smell (will be subject to $150 remediation) and that you will declare the actual number of guests. We have external camera monitoring that will verify guest count and noise monitors in the house for security. In as much as we love hosting, we also need to keep our nice neighbors happy. Any violation will be subject to immediate eviction regardless of the time and you will lose rest of the payments. There is also a noise sensor inside that determines decibel levels but will not hear conversations.

Unit was meticulously furnished to give a coastal/farm house vibe. You'll feel nature so close with occassional Oak acorns falling on the roof. Space is quite large for 6 people with all the comfort and amenities of home. Close to Pensacola Beach and downtown. The space NOTE: If staying with us between Tuesday to Friday (25 to 28th) electrician will need access to the panel for some work for about an hour, we request you provide them access whether in the unit or not as we are not sure yet of the time there might be a brief power disruption too. Thanks so much for accommodating and please advise of any question. Shower gets warm but may at times get cold. Many guests have been mostly fine, let's discuss before booking if an issue. BEFORE BOOKING, please make sure you and your group agree to follow quiet hours between 10PM to 8AM (house is in a very quiet neighborhood), absolutely NO smoking (will be subject to $300 remediation), no cooking of food with strong smell (will be subject to $150 remediation). Comes with 55in SMART TV - Right bedroom has queen bed and 43in smart TV. WIFI - Varies anywhere from 20MB to 30MB. Wifi comes from main house This is a non smoking home including the sunroom, kindly go outside if you need to. PLEASE check our house rules before booking, no pets, has age restrictions, thanks.anee Guest access There is shared laundry room next to the other main house's sunroom (outside the living area) that you can use. Other things to note This is 2 detached houses in a big corner lot, driveway parking is shared between 2 houses, you are renting the detached in law suite on the left of the lot. Driveway can fit total of 4 cars, 2 each side of the driveway in tandem. Your assigned parking slot is on the left for 2 cars in tandem closer to the in law detached house, please provide enough space in right driveway for the other house guests. Hot water travels to the separate main house first before hitting this in law detached unit. So it might take time at first use but it will eventually warm up.

Left of the driveway is reserved for the smaller house guests (another Airbnb) please provide enough space in left driveway. The new water heater is tankless, some guests reported water getting cold after few minutes of warm use. There are just some shower knob control instructions that we will share for more consistent water temperature.
