Urban gem perfect for work & play in heart of ATX

Our home is a well-maintained, modern 3BR/2BA in the heart of hip East Austin, within a walk or bike ride to many bars and restaurants and with easy access to downtown, 2 miles away. Your hosts are long-time Austin residents who love the Austin music scene. The home includes many items that we have collected from the Austin music and culture scenes as well as our travels. We love our city and hope to make your visit perfect in every way.

The space
Our home is ideal for a medium-term stay for couples or families who are relocating to Austin, remote workers, traveling healthcare professionals or university professors.

Downstairs is an open floor plan with a sunken living room, dining area, and chef's kitchen with a large island. The living room is equipped with a 65" TV, gas fireplace, ceiling speakers (for music), Sonos amp, and a Victrola turntable with both Bluetooth and auxiliary inputs. You'll be able to cook like a pro in our kitchen with a 5 burner gas stove and oven, microwave, blender, and all necessary kitchen implements. We are happy to leave many pantry staples and specialty items for your use (oils, vinegars, flours, panko, etc). Replacement of specialty items (e.g. sesame oil) if completely used would be appreciated but not necessary.

There are two bedrooms downstairs. The guest room has a queen bed with a 4-inch memory foam mattress topper and luxury bamboo sheets. There is a generous wall closet and a shelving unit with 4 drawers for clothing. A shared guest bath is next to the office and the guest room and has a full-sized bath and shower. The smaller room is best used as an office with a large corner desk and wall-mounted monitor with an HDMI inputs. If you plan to use this room for sleeping, there is a new Sealy futon that is on the small side, best for a single small adult or two children. There is a small closet in the office with room for hanging clothes.

On the way up the stairs, you will encounter an array of concert posters from our 20-year collection as lovers of the Austin music scene. A hallway office with excellent natural light and a large desk can be used for remote work. The primary bedroom suite has a new queen mattress, allergy mattress cover, and pillow covers with luxury bamboo sheets. The bath has dual sinks, a large, glass-enclosed shower and a soaking tub. Our walk-in closet has plenty of space to store your clothing and personal items. A private balcony with chairs and tables looks over our backyard and towards the heritage pecan tree.

The backyard was just renovated to provide an inviting, modern space to enjoy with family and friends. We have a gas grill, ample seating, string lights for nighttime and outdoor speakers. The front porch has a small four-top table for dining as well. Sonos amp powers outdoor speakers.

Guest access
Guests will have access to the front and rear entry doors via electronic keypad. No access to garage. You may park in the 2 driveway spots or utilize free on-street parking. The driveway provides gate access to the backyard.

There are exterior cameras which owners are able to use in order to enforce occupancy limits and adhere to AirBnB's no party rule.

Other things to note
Your hosts are music and wine lovers who are happy to provide guidance on local music venues or shows and to give tips on Texas wines or beers.

5 adults or 3 adults and up to two children would be maximum capacity. No pets. NO PARTIES. The Austin noise ordinance is from 10 PM to 7 AM. This is a residential area with numerous families and older couples. Please respect them.

This is our part-time home and certain areas will be locked or cordoned off (such as storage areas under the stairs and some cabinets in the laundry room). Please respect the privacy of areas marked as not for guest use. There is ample storage space for your own items in the kitchen, bathrooms, bedrooms and laundry room. Laundry and cleaning items will be fully stocked for your use. The desks shown in the photos do not come with computers. Monitors will be left for your use.

We have an Apple TV connected to the main television in the living room and inside the primary bedroom suite. We do not have standard cable. You may sign into your own streaming services on these devices, but suggest signing back out when you check out.

Cats have lived in the house in the past, but it is thoroughly cleaned. This note is intended for those that are severely allergic to cats.

DISCLAIMER: Video Surveillance cameras are located at the front and back entrances of the house. Footage remains private and may be used for liability reasons and to monitor occupancy and other policies per AIRBNB guidelines. It is in no way to infringe upon the expectation of privacy in these public areas. To disable or obscure the cameras is prohibited.

HOUSE RULES:
- No smoking or any other kind of drugs.
- Parties and large gatherings are prohibited.
-Will consider cats only, max of 2 with additional fees and requirements.
- Always lock the front & back door when you leave the house and set the alarm.
- No overnight unregistered guests.
- Please respect quiet hours after 10 PM.
-If you use the washer/dryer during your stay, please clean out the lint tray.
-Please load the dishwasher and press start before departure. You will find dishwasher pods or liquid under the sink.
-Please remove all of your belongings and any food (opened or unopened).
-Leave any used towels in a pile on the floor and place any trash in the trash can.
-Please leave the house as you generally found it.
-Please do not share door code to unregistered guests.
-Kitchen: Good knives (in wood blocks) and plastic wine glasses must be hand-washed. Do not put in dishwasher.
-Living Room: If you would like to use the glass accordion doors, you MUST review proper use with the owners via Hostfully of a Facetime tutorial. These are specialty doors and are very expensive to fix or replace.
