Every Airbnb listing has a unique location, our being closer to the airport. 4 star rating review for a location, will impact us as a bad review overall. LIVING ROOM
Basement Living room has a home theater and a wet bar with a sectional couch which can also be converted into a sofa bed. Sofa bed sleeps one adult and one kid. Floor mattress is also available.

Basement living room has Professional Home Theater with 150 inch Screen, Epson 4K Projector with HDR, 7.2.4 channel speakers. 7 Speakers are on the ear listening position, 4 speakers are in the ceiling and 2 subwoofers are on the floor.

Premium subscriptions Netflix, Disney+, Amazon Prime, YouTube Premium, Plex and IPTV with over 4000 live channels from all around the world.

PlayStation 5 has 2 controllers with lot of games to choose from, to play with your family and friends - Bowling, Pool, UNO, NHL, NBA, NFL, FIFA, Call of Duty, Spiderman, GTA 5, Fortnite, Gran Turismo and many more games.

Basement Living room also has a real working Popcorn Machine, which is only for Décor not for use.

For setting up an ambient light in the basement living room use the Philips Hue app on the iPad, mounted on the basement living room wall. Or you can also use your voice to turn ON or OFF the light with your voice. You can also change colors of the light with your voice.



BAR
BAR has wine glasses, beer mugs, scotch glasses, champagne glasses, Ice bucket, cocktail glasses, shot glasses and cocktail shaker kit. Bar also has a mini bar fridge and a kegerator. No alcohol is included with the stay you will have to buy your own alcohol.

Bar has an Ice maker and we also provide Ice which will be inside the kitchen freezer.

Drinking games are also there in the bar - Shot Roulette Game and Ring toss game.

Board games, playing cards, reading books and kids toys will be inside the wet bar drawers.



KITCHEN
This suite has a full kitchen - Smart Samsung stove with air fryer and oven for BBQ or baking, Keurig coffee machine, toaster, rice cooker, blender and Microwave. Kitchen does not have a dishwasher but has a double sink.

Cooking oil, basic spices, salt, pepper, baking sheets, dishes, pans, knives, cutting board and cutlery are also provided.

Barita Water Filter Pitcher is also provided to our guests, for filtering the tap water for drinking.



WASHROOM
Washroom has a standing shower with custom glass from floor to ceiling, shower has a hand held shower, rain shower and a bath tub spout with 2 pot lights inside the shower.

Washroom has smart speaker to play your favorite music while you take a shower.

Hair Dryer, wet wipes, extra toilet papers roll, extra toothpaste, mouth wash, baby oil, baby wash/shampoo, ear buds and etc. will be inside the vanity cabinet inside the washroom.

Each guest will be provided with 1 bath towel and 1 hand towel per 2 nights for eco friendly reason.



BEDROOM
Bedroom has a queen bed with 2 night stands on each side and a rug underneath the bed. Both night stands have a bedside lamps and wireless chargers. Bedroom has an Essential Oil Diffuser with color changing lights.

We provide 2 set of pillows, in total 4 pillows. 2 firm memory form pillows and 2 soft pillows.

There is a very cozy work space inside the bedroom, for getting a great amount of work done comfortably.

Bedroom has a huge closet to hang your clothes (Hangers are inside the closet). Safe box and 2 bath robes are also provided, which you will find it inside the bedroom closet.

Sleeping mattress is also available. Please let us know with your booking, if you require a sleeping mattress.

Bedroom has a Sonos speaker and a smart speaker to play your favorite music or relaxing music while you sleep.

Crib, high chair, baby bath tub and baby monitor is also available but you will have to request it with your booking.

LAUNDRY
Walk in laundry room next to the bedroom has a Smart Samsung Washer and Dryer. Washer and Dryer both have steam options for killing the germs and reducing wrinkles from the clothing.

NOTE: Washer and Dryer are free for guests, who have booked it for at least 3 nights or more. Washer and Dryers are not included with your stay if you have booked it for 1 night or 2 nights, it's paid $15 per load for washer and dryer. Laundry detergent will be provided by us.

Iron and ironing board will be inside the laundry room. Iron also has a steamer option for removing wrinkles from your clothing.

There is also a yoga mat or workout mat inside the laundry room.

Please let us know in advance if you require extra pillows, towels or duvets. Extra towels, duvets, pillows and bedsheets are only available when you request it with your booking.



BACKYARD
Backyard is shared, please do not go into backyard without asking in the evening.

Backyard has a huge lawn area for kids to play, also has a gazebo with mosquito net with outdoor furniture and a fire table.

Backyard has outdoor Bose speakers, you can play your favorite music using airplay and smart lighting all around the fence, deck and on gazebo.

Propane gas tank is not included with the stay for fire table and fire pit. You can purchase the propane tank from us.

BBQ is natural gas, it will be included with your stay.

Backyard is only available during summer time from June 1st till first week of September.



SMART HOME
All the rooms, Basement Living room, Basement Kitchen, Basement Washroom and Basement Bedroom have Gooogle Nest hub speakers (2nd Generation). You can control everything with your voice or with touch screen - like lights to turn them ON, OFF or you can also DIM them, thermostat temperature or play your favourite music.

Turn ON or turn OFF Home Theatre with your voice. You can also play, pause and control volume with your voice.

Play movies, tv shows, videos or search them with your voice. No need to touch the remote.
For example just say "Play stranger things on Home Theatre on Netflix" or say "Play funny videos on YouTube on Home Theatre". No need to type anything, it can be searched with your voice.

You can watch and control the Home Theatre with remote the old fashion way.

You can also talk to smart speakers, ask what's the weather like today, play jokes, play bedtime stories or kids stories, find your favorite recipe and a lot more.

Play your favorite music on YouTube music premium in any room or washroom while taking a shower. Just say the song name or artist name to play the song.

You can change the temperature of thermostat with your voice or you can check what's the temperature in the suite with your voice.

Check the status of door and windows with your voice, if they are open or close. Just say "Is the basement main door open or close" or just say "Is the basement bedroom window open or close".

If you feel uncomfortable with gooogle nest hub devices, feel free to unplug them. Smart home will not work with your voice, if they’re unplugged but everything can still be controlled manually.

Basement Living room has an iPad mounted on the wall to play your favorite music on SONOS speakers using airplay.

You can take the iPad out by sliding it. iPad can also be used to control the thermostat temperature.

Central Air Conditioner is only available during summertime.


Please note Thermostat temperature is in Celsius not in Fahrenheit.

Ideal home theatre sound is between 55 db - 70 db. Feel free to use the home theatre upto 70 db till 9 PM weekdays. During quite time please keep it 55 db or below. You will see the db on the screen as you increase or decrease the volume.



CHECK-IN and CHECK-OUT
Our check-in time is 3PM or anytime after 3PM, you can Check-in anytime even late night as suite has a smart lock and a separate entrance.

Check-out time is at sharp 11AM or earlier.

Guests can ask for early check-in or late check-out and once approved by host they can check-in and check-out by that time.

Guest will be charged $50 for every 1 hour late check-out. If guests are really late at check-out and we have to cancel the next booking, guest will have to pay for that cancel booking and any charges (penalty) that Airbnb will charge the host for cancelling the booking.



QUIET TIME
Quiet time needs to be observed from 10PM to 7AM Weekdays and 11PM to 8AM Weekends.



PARKING
We provide one parking space outside on the driveway (in front of the garage, on the right hand side of the driveway).

Free street parking on the street – if guests have more than 1 car.

The car that is to be parked on the driveway MUST have no oil leak or any other leaks that could stain the driveway. Otherwise, that car should automatically park on the street.

If the driveway gets any stain, guest will charged for cleaning the stain from the driveway.



CLEANLINESS
We take extra steps to clean the suite.

We use white sheets and pillow cases, which gets washed with bleach after every check-out.

We use waterproof mattress protectors and waterproof pillow protectors. They all get replaced with washed ones, after every check-out.

All bedsheets, duvet covers and pillow cases, also get replaced with new washed ones.

All high surface area's are sanitized - Remotes, light switches, door knobs, all countertops, coffee table and nightstands.

Whole suite is vacuumed, including the couch and floor is mopped with pine-sol to kill the germs.

Couch and all the rugs after vacuuming are sprayed with antibacterial Febreze.

We use Room fresheners, please let us know in advance if you’re allergic to room fresheners.

Please try to keep the suite clean throughout your stay. Please always put the stuff back from where you picked it up.



FOOD and BEVERAGES
We do not provide breakfast. But we do provide some complimentary stuff, such as, coffee, tea, hot chocolate, chips, sugar, cream powder, popcorns, water bottles and chocolates.

We do not offer refills on water bottles, chips, chocolates, popcorns and coffee pods. Once they have been consumed.

Please check for allergies, before consuming any snacks including chips, bars, chocolates and other food items.



NOISE
You will hear light foot traffic and some noise between 7AM - 10PM weekdays and weekends 8AM - 11 PM, as we live upstairs.
You will also hear noise of furnace and central air conditioner turning on.


NO PETS
One of the hosts is allergic to cat and dog’s hair and other pet related things. So, there will be no pets allowed inside the house at any time.



TAP WATER
Calgary water is very potable. An excerpt from the city of Calgary’s website states that, “The City of Calgary works hard to ensure a safe, clean and reliable supply of drinking water. Our world-class water treatment and testing facilities continue to meet or perform better than all federal and provincial health guidelines. Our water quality team closely monitors drinking water daily throughout the system from the river, to our treatment plants and throughout the distribution system that delivers water to homes and businesses, conducting more than 150,000 tests annually”.



SAVANNA COMMUNITY
Savanna is a new community and we are surrounded by some construction works. You will see streets and sidewalks under constructions. Therefore, you will see dusts more frequent especially at the backyard and windows. However, we are trying our best to dust and clean the whole house during the cleaning process.

Guest access
You will have access to the whole basement suite but no access to mechanical room and utility room.

Other things to note
-Newly built basement suite
-Each guest will be provided with 1 bath towel and 1 hand towel per 2 nights for eco friendly reason
-No outdoor Shoes are allowed inside
-Please use wet wipes to remove makeup, before using towels. Wet wipes will be inside the washroom vanity.
-Please wash or rinse the dishes same day of use.
-Please empty your garbage bin inside, if it's filling up. Use the black bin for garbage and blue bin for recycling outside.
-Central Air conditioner is turned off during winter time, it will not be available during winter time.
-Basement bedroom has a mechanical room next to it, you might hear furnace noise when it turns on.
-During winter time, please be careful of black ice patches.
-Please check the whole suite for any choking hazards for kids, when you checkin.
-We only have cameras outside the property, inside the Basement Suite we only have temprature sensor, window open/close sensor and motion detector.
-No lighting candles, incense or any kind of fire is allowed inside the suite.
-Please always keep the entrance main door closed, do not leave it open as bugs and skunks can enter the suite if left open.
-Please do not take paper towels, tissue boxes, toilet paper rolls and any other stuff with you when you check-out.
-Please always turn on the kitchen hood fan when cooking or using the oven and leave it turned on once you're done cooking for at least 30 minutes. Fire alarm will sound throughout the entire household!
-Please cover the sofa bed with a bedsheet before sleeping, extra bedsheet will be in the laundry room.
-Alcohol is not included with the booking but Liquor store is 1 minute walk away
-No unregistered guests or visitors.
-No pets are allowed
-No gatherings, parties, or events
-The car that is to be parked on the driveway MUST have no oil leak or any other leaks that could stain the driveway.
-Do not purchase or rent movies through any subscriptions within apps and also do not buy any games on the console
-Please do not change any settings for the Home Theatre, it's professionally configured. You will be charged if any settings are changed, as it's professionally configured.
-No smoking or vaping of any kind is allowed inside or outside the property.
-Please do not eat food on the couch and on the bed. Please use the kitchen bar stools. You are most welcome to eat popcorns, snacks and drinks on the couch, while you enjoy the home theatre
-Please do not let kids scribble on walls and floor with markers, pens or pencils.
-Accidents do happen, if you spill anything please clean it straight away with wet cloth, so it does not stain the couch, rug, counter tops and the bed.
-You will be liable for any damages or missing items.
-All the electronic devices serial numbers are saved and will be matched after checkout.
-You can reach out to us any time as we live upstairs.
-Basement suite has separate entrance but as a house owner we have access to the basement from inside, you can keep the common door locked.
